How the pipeline works

Submitting an address kicks off a multi-agent workflow. Each phase hands its output to the next, and the final memo tells you not just what was found but what was actually checked.

Validates that the address is a real property and establishes the property type and unit details that every later step depends on.

18 research agents run concurrently across property records, hazards & environment, market & neighborhood, and regulatory topics — each one focused on a narrow slice of the property.

Findings are deduplicated and scored deterministically, with importance weighted above confidence, so the highest-stakes claims rise to the top.

Verify

The top-ranked findings are re-researched by a second, more skeptical pass before the memo is written — a bounded budget, so not every claim gets this treatment.

Synthesize

The verified research is assembled into a single memo: fair value, red flags, inspection focus, and an offer strategy, ending in a clear proceed / proceed-with-conditions / walk-away recommendation.

Honest about coverage

Only a bounded number of the highest-stakes findings go through the Verify pass — not every claim in a report gets independently re-checked. If a research track fails to return, or a claim doesn't get verified, the report says so explicitly rather than silently presenting unverified research as confirmed fact.

Massachusetts-native research

The research is tuned to how Massachusetts towns actually publish their records: Registry of Deeds filings, municipal assessor databases, town permit portals, FEMA flood maps and MassGIS layers, MassDEP environmental databases, and Title 5 septic rules where they apply.
